What advice would you give to people who are thinking about selling their house/apartment?
“Nearly always use an auction campaign to get the best result. Make sure you are using an agent who sells in your area, they will have buyers they can bring straight through the property ready to buy from other auctions. Always spend money on marketing to maximise the competition at an auction.”
How important do you think styling and presentation is when selling?
“Presenting your apartment in its best light can add up to 20% onto the sale price. This is because you maximise the amount of buyers you have coming to your opens. It eliminates any doubt in buyers who cant see past dirt and don’t have the imagination to put their furniture into the property. I would also recommend getting the property painted white, new floors and a big clean are also important to maximise the sale price.”
What styling tips would you give apartment owners for selling?
“I would recommend using a furniture stylist. As they are fully trained to maximise the space and presentation of the property. On a property recently, we painted, put in new carpets and presentation furniture and achieved a result $230k over the vendors reserve. If you not not want to use a stylist, I would recommend removing clutter, having big mirrors and good art work with colours that pop and a staged outdoor setting to give a feeling of a luxury lifestyle.”
When buying are people better off buying smaller in a better location or bigger in a less ideal location?
“When buying property I recommend buying what you want to live in for the long term. Property investment is a long term project and you will reap the rewards the longer you hold onto your property. Its important to buy into booming suburbs and to maximise your return on investment, buy as big a plot of land as you can afford as close to the city as you can. Buying a smaller property closer to the city and renovating and building up can bring high returns also. Hope this was helpful.”
